The Tenants are expected to maintain the property.  Expectations include but are not limited to:

  • Keep the dwelling clean;
  • Keep the yard and garbage areas clean;
  • Keep the grass mowed;
  • Maintain the yard and woodpile area (rake, pick up branches, control weeds, etc.);
  • Maintain the wood burning furnace (keeping a fire at the recommended levels and keeping the ash cleaned out of the unit);
  • Not paint or alter the dwelling interior or exterior - including the application of wall decals or removing affixed features;
  • Park all motor vehicles in the drive (not the yard);
  • Keep the drive clean of oil drippings or any other automotive leaks;
  • Not repair any motor vehicle(s) on the premises if the repairs will take longer than a single day;
  • Not keep any liquid-filled furniture in the dwelling;
  • Ensure all pipes are protected in the event of sub-freezing temperatures.
  • Monitor and change the HVAC filter when dirty.
  • Pay for repairs for all damages, including drain stoppages, broken windows, etc. caused by them or their guests (non-routine issues);
  • Pay for any required maintenance to the septic system due to stoppages caused from disposal of non-flushable items or exceeding recommended occupancy. 
    • NOTE: Septic tank was emptied July 2008, lines were jetted out and the distribution line replaced.  New piping from the dwelling to the tank was installed Spring 2012.  The system is designed, and rated by Appomattox County, for a two bedroom dwelling or no more than three persons.
  • Notify the landlord immediately of any major maintenance issues (leaks, HVAC issues, appliance malfunctions, etc.).
